Prepared by a surveyor, the survey plan is a technical drawing showing the site in detail, including the exact position of the existing building, set backs, boundaries, adjoining buildings, trees, tree heights, land levels, contours, etc.

Prepared by the registered surveyor, the shadow diagrams are required to be included for buildings two or more storeys high. They will show existing and proposed overshadowing for 9am, 12 noon and 3pm on March 21, June 21, September 21 and December 21. They will also show diagrams for any overshadowing affecting north facing living rooms in adjoining properties.

Prepared by the registered surveyor, the SEE is a written explanation of the proposed development application, outlining (amongst other things) its proposed use, an analysis of how the proposal responds to the site analysis and the desired future character, as well as demonstration of how the proposal satisfies the required planning controls.
